Essential Worker Housing on the Gold Coast

Buying on the Gold Coast under the Queensland rules, where much of the market sits above the concession caps.

The Gold Coast runs on the Queensland rules

There is no Gold Coast-specific buyer grant. A purchase here sits inside the Queensland system: the first home concession on transfer duty for a home valued under $800,000, a full concession at $700,000 or less, and a first home owner grant of up to $30,000 for a new home within its value cap. Eligibility depends on contract date, ownership history and property value, not on being an Essential Worker.

The practical difficulty on the Gold Coast is that a large share of the market sits above those boundaries. Above $800,000 there is no first home duty concession, and above $750,000 there is no grant, even for a new home. The deposit and the lender side of the purchase therefore carry more of the weight than the concessions do, which is the opposite of how it feels in a cheaper market.

Where the workforce sits against the market

Gold Coast employment is concentrated in health, education, tourism and hospitality, emergency services and construction. Health and education roles are typically salaried and stable; tourism and hospitality roles more often involve variable hours, multiple employers or seasonal patterns. Both can be financed, but not with the same paperwork.

If your income varies, expect a lender to ask for a longer record: usually two years of history, or a clear pattern of regular overtime, rather than three months of payslips. Shift loadings and allowances should appear on those records. Preparing to buy when your work involves shifts or contracts sets out what to collect.

For health and emergency professions, some lenders publish occupation-based LMI waivers that allow a purchase at a lower deposit without mortgage insurance. Bank First, for example, publishes a waiver for eligible healthcare and education first home buyers, and People First Bank publishes one for registered nurses, paramedics and police. These are commercial offers with their own profession lists, income tests and exclusions, not government schemes. Understanding government home buyer assistance covers the current published terms.

What to check on a Gold Coast listing

  1. Is the discount real and permanent? Ask how the price was set and whether any interest is retained by another party.
  2. Body corporate and sinking fund position for apartments, which can change the true cost of ownership more than the price difference does.
  3. Short-term letting rules for the building or the scheme, since they affect both liveability and resale.
  4. Insurance for coastal and flood-affected properties, which varies sharply by street.
  5. The contract date, because duty and grant rules are assessed against it.

EWH is a private service, separate from government programs. We work with providers and developers offering genuine discounts to eligible Essential and Key Workers, and we will tell you if a Gold Coast purchase does not stack up on your numbers rather than encourage it.
